seperate turn outs for mares/ stallions

If you mean just the facility:
Hay mangers at an appropriate height for stabled horses.
Water buckets, automatic is great unless you live in areas that get frozen pipes often.
Good bedding, rubber mats under if not straw.
Safe stall doors, so horse can not get stuck on it.
And a window in the stall, higher than the horses shoulder.

All stables require a Negative coggins report (simple annual blood test for Equine Infection Anemia- very rare).
Most also require current shot record for Tetnus, Flu/Rhino, Influenza, and West Nile as well .
Some will want to see previous de-worming history, though many stables put boarded horses on a bi monthly routine anyways.
